Newtown Library Roof Renewal

The Newtown Library had suffered years of persistent roof leaks, with repeated patch repairs failing to provide a long-term solution. Orkney Roofing was engaged to deliver a complete roof renewal — resolving historic issues while improving thermal performance and durability.

Our scope included the removal of the aging pressed metal tiles on the pitched roof. These were replaced with Colorsteel Maxam Corrugate to match the upper roof area, which had been renewed in prior years. To support this upgrade, we installed new purlins and R3.2 skillion insulation, greatly enhancing the roof’s thermal resistance.

The flat roofs, including the upper office area which had been a major source of water ingress, were completely stripped under full scaffold and tent. We installed treated plywood over castellated battens to create a ventilated cavity, followed by high-performance Enviroclad TPO membrane. This allowed air movement below the substrate, reducing condensation risk — a key factor often overlooked in skillion roof assemblies.

All work was undertaken while the library remained operational. Our team coordinated closely with WCC, providing daily QA reports and ensuring minimal disruption to staff and the public in this high-traffic area.
